Home Information Pack enables both the buyers and the sellers to acquire information about buying and selling of properties. A home information pack is essentially required for the buying and selling of three or more bedroom properties. The pack will be a set of documents about the property: an Energy Performance Certificate, local authority searches, title documents, guarantees, etc.

The home information pack or HIP as they call it, is a complete documented pack of every possible credentials a buyer would need to know before buying a property. Generally the sellers produce this pack to their prospective buyers, thus it is sometimes called a sellers pack.

Brief description of the contents of the HIP -

Home information pack Index – It is basically a listing of documents contained in the home information pack. Those are checklists for buyers, sellers and enforcement authorities.

Energy performance certificate is given to every property on a scale of A – G. The energy performance certificate certifies how fuel-efficient a property is.

Sale statement provides some general information about the property like the address of the property, if the property is registered or not.

Search Certificate provides report about the local land charges related to the property should be given in the home information pack.

Evidence of title – The official copies of land registry certificate, seller’s individual register, and copy of title plan should be included in the home information pack.
